Frequently Asked Questions

How is stamp duty calculated in the UK?
Stamp duty is calculated using progressive rate bands based on the property purchase price. Different rates apply in England (SDLT), Scotland (LBTT), and Wales (LTT). Our calculator automatically applies the correct rates for your jurisdiction and property type. For detailed information, see our Stamp Duty Guide.
When do first-time buyers pay stamp duty?
First-time buyers in England and Northern Ireland may be eligible for stamp duty relief on properties up to £625,000. The relief reduces or eliminates SDLT on the first £425,000. Our calculator automatically applies first-time buyer relief when applicable. Learn more about first-time buyer relief in our comprehensive guide.
Why is there an additional property surcharge?
The additional property surcharge (3% extra) applies when buying a second property or additional home to help address housing supply issues. This applies to properties in England, Scotland, and Wales, with some exceptions. Our calculator automatically includes this surcharge when applicable.
Which UK jurisdictions have different stamp duty rates?
Scotland uses Land and Buildings Transaction Tax (LBTT) and Wales uses Land Transaction Tax (LTT), each with their own rate bands and thresholds. Our calculator supports all UK jurisdictions and applies the correct rates automatically. See our Stamp Duty Guide for jurisdiction-specific rates and thresholds.
Were stamp duty rates changed in the Budget?
No changes were announced. SDLT, LBTT and LTT continue to use the current rate bands.
Does the calculator support multiple UK jurisdictions?
Yes — England & NI (SDLT), Scotland (LBTT), and Wales (LTT).
